What the paperwork actually says

Manufacturer-Backed, Not a Marketing Line

The 5-year Roof Maxx warranty is a registered manufacturer warranty filed in your name with Roof Maxx Inc. on the day of application. It covers premature shingle failure (cracking, splitting, brittleness) attributable to the treatment during the 5-year window. Roof Maxx Inc. has been operating since 2014 and has applied the product to over 100,000 roofs in North America; the warranty obligation is theirs, not a third-party insurance product.

DreamHome stacks its own 2-year workmanship warranty on every application, covering coverage gaps or application defects. Combined: material coverage from the manufacturer, application coverage from DreamHome. If you sell the home during the warranty period, the warranty transfers to the new owner once. DreamHome coordinates the transfer paperwork at no charge.

Six things to know about the warranty

What the Warranty Actually Includes

The 5-year warranty has specific coverage, specific exclusions, and a specific claim process. Knowing these up front makes the protection actually usable.

01 What it covers

Premature shingle failure (cracking, splitting, brittleness) during the 5-year warranty window that would not have occurred without the application. If covered, Roof Maxx Inc. provides additional treatment or partial replacement per the warranty terms.

02 What it does not cover

Normal shingle aging continuing after the 5-year window. Storm damage (homeowner insurance handles that). Pre-existing damage documented during the HAAG-Certified pre-application inspection. Damage from other contractors’ subsequent work on the roof.

03 Compounding math

App 1 at year 12: warranty 12 to 17. App 2 at year 17: warranty 17 to 22. App 3 at year 22: warranty 22 to 27. At any point in that 15-year span you have active warranty on the most recent application.

04 Transferability

Each application’s warranty transfers once during its 5-year period regardless of when in the cycle you sell. Buyer inherits the remaining coverage. Transferable warranty is a real line item buyer inspectors recognize at resale.

05 DreamHome workmanship stack

DreamHome’s 2-year workmanship warranty stacks on every Roof Maxx application. Covers application defects (coverage gaps, improper spray rate). Manufacturer covers material, DreamHome covers technique.

06 What voids it

Pressure-washing the roof (strips bio-oil). Solar panel mounts with unauthorized penetrations through treated shingles. Damage from subsequent unauthorized roof work. Normal maintenance (gutter cleaning, properly flashed satellite work) does NOT void.

How to File a Warranty Claim

Call DreamHome first. We coordinate every claim with Roof Maxx Inc. at no charge to you. Doing it this way is faster, less paperwork on your end, and avoids the common claim-denial reasons that come from missing documentation.

What we send with every claim

  • HAAG-Certified pre-application inspection report. Proves what the roof’s condition was before treatment. Roof Maxx Inc. uses this to confirm the failure was not pre-existing.
  • Application completion documentation. Photos, application rate per square, technician sign-off. Confirms the treatment was applied to authorized-dealer specification.
  • Registered warranty certificate. The original paperwork filed with Roof Maxx Inc. on the day of application, in your name (or the new owner’s, if transferred).
  • Photos of the failure. Our HAAG-Certified inspector documents the failure mode in person. Cracking, splitting, brittleness, granule loss patterns, exact location on the roof.
  • Roof Maxx Inc. response. Typically 30 to 60 days. Most covered claims are addressed via additional treatment or partial replacement at no charge.

What VA and MD Homeowners Say

4.9★★★★★
2,500+ Verified Homeowner Reviews
★★★★★
“Three shingles cracked in year 2 on a north-facing slope. Called DreamHome, their inspector came out the same week, filed the claim with Roof Maxx Inc. for me. Re-treatment of that slope, no charge. The whole thing took about 6 weeks end to end.”

Robert M., Springfield VA

★★★★★
“Sold the house in year 3 of the warranty. DreamHome did the transfer paperwork before closing, took maybe 20 minutes of my time. Buyer inspector specifically called out the transferable Roof Maxx warranty in their report. We negotiated the asking price on the strength of it.”

Helen P., Bowie MD

★★★★★
“Insurance carrier was talking non-renewal at year 14. DreamHome did the Roof Maxx application, gave us the registered warranty paperwork to send the carrier. Renewal approved. Saved us from a forced replacement we did not actually need.”

David K., Reston VA

Common Questions

Frequently Asked Questions

Is the Roof Maxx warranty backed by an insurance company?

It is backed by Roof Maxx Inc. directly, the manufacturer of the product. Roof Maxx Inc. has been operating since 2014 and has applied the product to over 100,000 roofs in North America. The warranty obligation is theirs, not a third-party insurance product.

What happens if Roof Maxx Inc. goes out of business?

The warranty obligation typically passes to the acquiring company in any business transition. Roof Maxx is privately held and currently growing. The risk of complete company failure is low. DreamHome has been an authorized dealer for years and works directly with Roof Maxx Inc. on warranty matters.

Can the warranty be voided?

Yes, in specific cases. Pressure-washing the roof (removes the bio-oil from the surface), installing solar panels with unauthorized fastener penetrations through treated shingles, and damage from subsequent unauthorized work on the roof all void the warranty. Normal maintenance (cleaning, gutter cleaning, properly flashed satellite dish work) does NOT void the warranty.

Is the Roof Maxx warranty better than a full-replacement warranty?

Different, not better or worse. Full asphalt replacement gives you a 30 to 50-year non-prorated manufacturer warranty on a brand-new roof. Roof Maxx gives you a 5-year per-application warranty on the existing roof, with up to 15 years compounded across three applications. For a roof in the eligibility window, Roof Maxx provides excellent warranty coverage at a fraction of replacement cost.

Will the warranty transfer if I sell mid-cycle?

Yes. Each application’s warranty transfers once during the 5-year period regardless of when in the cycle. If you sell at year 3 of a 5-year warranty, the buyer inherits the remaining 2 years of coverage. DreamHome coordinates the transfer paperwork at no charge.

Does the warranty cover labor or just materials?

Per Roof Maxx Inc. warranty terms, covered claims are addressed via additional treatment (labor and materials) rather than a cash refund. DreamHome coordinates the warranty work at no charge to you.
