How Lenny found Roof Maxx

27 Years of Roofing, Then a Better Tool

“I discovered Roof Maxx through consulting work in Florida, watching shingles age dramatically faster than they used to. Bundle weights have actually dropped over the decades; shingle composition has evolved, and not always for the better. In the DMV we get the worst of both worlds: 90 degree summer days, 60 degree nights, and thermal shock that accelerates aging fast.”

“Roof Maxx is not magic and it’s not right for every roof. But on the right roof at the right time, it’s the difference between a $2,400 treatment and a $20,000 replacement. Our job is not to force every homeowner into the most expensive solution.”

What it is

Roof Maxx is shingle rejuvenation, not paint or coating

Asphalt shingles age because the volatile oils that keep them flexible bake out in sun and heat. Once those oils are gone, shingles get brittle, curl, crack, and shed granules. Roof Maxx is a 100% soy-based bio-oil that soaks back into the shingle and replaces those lost oils, restoring flexibility from the inside out.

01 The Product

Plant-derived, non-toxic, biodegradable soy-based bio-oil. Not a paint, sealer, or topical coating. It penetrates the shingle and restores its internal chemistry.

02 What It Does

Restores shingle flexibility. Independent testing shows treated shingles regain measurable flexibility, reducing the cracking and curling that lead to leaks.

03 Application

A trained two-person crew applies Roof Maxx with backpack sprayers. No mess, no odor, no destructive walking. Done in 2 to 4 hours.

04 Lifespan

5 years per application with a transferable warranty. Up to 3 applications over the life of the roof, roughly 15 years of added life.

05 Safety

100% plant-based, non-toxic, biodegradable. Safe around landscaping, gardens, pets, and children. We cover delicate plantings as a courtesy.

06 The Eligibility Check

HAAG-Certified inspection before any quote. If your roof is not a candidate, we will tell you straight, and show you exactly why.

“My carrier was threatening non-renewal on a 14-year-old roof that was perfectly intact. DreamHome did the eligibility inspection, applied Roof Maxx, gave me the warranty paperwork. Carrier accepted it. Saved me $20,000 in a replacement I didn’t actually need yet.”

Daniel W., Centreville VA

“Three other contractors quoted me a full replacement on a roof I bought 8 years ago. DreamHome walked the roof, showed me my shingles were still bonded and structurally fine, and recommended Roof Maxx. The honesty is why I called them back for the gutters too.”

Susan L., Annapolis MD

“Two-person crew, four hours, no mess. They covered my hydrangeas with drop cloths without asking. Roof Maxx warranty registered in my name same day. Three years in, still no leaks, no curling. Worth every penny.”

Common Questions

Frequently Asked Questions

Does Roof Maxx really work?

Yes, on the right roof. Roof Maxx is a soy-based bio-oil that restores flexibility to aging asphalt shingles by replacing the volatile oils that bake off in heat. Independent testing shows shingle flexibility improves measurably after application. It is not magic and it is not right for every roof. It works on shingles that are aging but still structurally intact, not on roofs with active leaks, missing shingles, severe granule loss, or fiberglass-mat failure.

How long does Roof Maxx last?

Each application carries a 5-year transferable warranty. You can apply Roof Maxx up to three times over the life of a shingle roof, which extends usable life by approximately 15 years total. Real-world performance in the Northern Virginia and Maryland climate (90 degree summer days, 60 degree nights, thermal shock) typically tracks the 5-year mark closely when the roof was a good candidate at application.

How much does Roof Maxx cost?

The average cost of a Roof Maxx treatment in Virginia and Maryland is $1,500 to $3,600 per application as of 2026, depending on roof square footage, pitch, and complexity. That equates to roughly 15 to 20% of a full roof replacement. See our dedicated Roof Maxx cost page for per-square pricing.

Is Roof Maxx worth it?

Roof Maxx is worth it for homeowners with a 10 to 15 year-old asphalt shingle roof that is showing early aging (loss of flexibility, light granule shedding) but is still structurally sound. Spending $2,400 to add 5 years of life beats spending $18,000 to $25,000 on a replacement that wasn’t needed yet. It is not worth it on roofs with active leaks, hail damage, broken shingles, or end-of-life mat failure; those need replacement.

Is my roof eligible for Roof Maxx?

Eligible roofs are 3-tab or architectural asphalt shingle, between approximately 6 and 18 years old, with no active leaks, no widespread missing shingles, no hail or wind damage requiring an insurance claim, and shingles still bonded to the underlayment. Ineligible: TPO, metal, tile, slate, wood shake; roofs with extensive curling, blistering, or granule loss; structural deck issues. We do a free HAAG-Certified eligibility inspection before quoting.

Will Roof Maxx satisfy my insurance company?

Sometimes, yes. If your carrier is threatening non-renewal based on roof age (not damage), Roof Maxx with its 5-year warranty often satisfies the underwriter. We document the application and provide written warranty paperwork. If the carrier requires roof replacement based on specific damage findings, Roof Maxx is not a substitute. Send us the letter and we’ll tell you which it is.

Is Roof Maxx safe for plants and pets?

Yes. Roof Maxx is a 100% plant-based, non-toxic, biodegradable bio-oil. It is safe around landscaping, gardens, pets, and children. We still cover delicate plantings below the eaves as a courtesy and apply at low pressure to minimize overspray.
