Our Inspection Process

We Answer 3 Honest Questions
Before We Treat Anything

Before any Roof Maxx® treatment goes down, our licensed team walks through three questions. If the answer to any of them is "no" — we tell you immediately and recommend the right path forward. No upsell. No spray-and-pray.

1

Step 1 of 3 — Foundation Check

Is Your Roof Structurally Sound?

Roof Maxx® is a surface treatment — it can't fix what's broken underneath. Before anything else, we check that your roof's foundation is solid enough to support and benefit from the treatment. This is something only a licensed contractor can properly assess.

Roof decking — no rot or soft spots
Fastener holding strength — no lifted shingles
Flashing — chimneys, vents & walls
No sagging or structural deformation
Passes → Move to Step 2 Issues found → We repair first as your licensed contractor Severe damage → We recommend replacement instead
2

Step 2 of 3 — Moisture & Ventilation

Is Moisture or Ventilation a Hidden Problem?

Moisture trapped under your roof — from poor ventilation, condensation, or a slow leak you don't know about — will undermine any surface treatment within months. We find it before it becomes your problem. Most spray-only dealers never check.

Active moisture scan — no trapped water
Condensation & mold indicators in attic
Ventilation balance — intake vs. exhaust
Pipe boots & penetrations for slow leaks
Passes → Move to Step 3 Issues found → We correct the source before treatment Severe moisture → Treatment paused until resolved
3

Step 3 of 3 — Shingle Viability

Do Your Shingles Still Have Life in Them?

Roof Maxx® works by restoring flexibility to shingles that are drying out — but if they've already dried out too far, the treatment can't penetrate properly. We physically test your shingles to confirm they're in the right stage to respond to treatment.

Hands-on shingle bend & flexibility test
Surface cracking & oxidation stage check
Granule adhesion — how much has been lost?
Overall age-to-condition ratio assessment
Passes → Roof Maxx® treatment scheduled Too far gone → We'll honestly recommend replacement

The DreamHome Difference

Most Spray-Only Dealers
Skip All Three Steps.

Without a roofing license, competitors can't perform structural repairs, can't assess ventilation, and have no incentive to tell you when treatment won't work — because their only product is the spray. DreamHome's entire business is built on honest, licensed roofing — Roof Maxx® is one tool in that arsenal, not the only one.

DreamHome performs all 3 steps on every job
We repair issues before treatment — licensed VA & MD contractor
We tell you honestly if Roof Maxx® won't help
Spray-only dealers can't repair what they find
Spray-only dealers have no incentive to say no
Treatment on a bad roof = wasted money

The DreamHome Difference

We Don't Just Spray.
We're Licensed to Fix.

Most Roof Maxx dealers are spray-only operators — no roofing license, no repair capability. DreamHome is a Virginia Class A and Maryland MHIC Licensed Roofing Contractor first. We identify and fix every underlying issue before a single drop of treatment is applied — in both Northern Virginia and Maryland.

Spray-Only Dealers

Spray & Pray —
A Costly Mistake

No license. No repairs. No accountability. They treat the surface while the real problems hide underneath.

Cannot repair cracked or missing flashing
Cannot replace failing pipe boots or penetrations
Cannot address rotted or damaged roof decking
Cannot fix ventilation imbalances causing moisture
Roof Maxx applied over damage = wasted money
No warranty protection on defective installation

DreamHome — Class A Licensed

Fix First.
Treat Second. Always.

As a licensed contractor in Virginia and Maryland, we repair what's broken before treatment goes down — so your Roof Maxx investment actually works.

Repair or replace cracked and missing flashing
Replace failing pipe boots and roof penetrations
Reseal valleys, ridges and all penetrations
Address ventilation and moisture issues first
Repair damaged decking sections where needed
Then apply Roof Maxx on a structurally sound surface

Honest Qualification Guide

Is Roof Maxx® Right For Your Roof?

Most companies skip this question entirely. We don't. Roof Maxx® only works in specific conditions — and we'll always tell you the truth, even if that means recommending targeted repair or full replacement instead.

Great Candidate

Your Roof Likely Qualifies

These roofs respond best to Roof Maxx® treatment and deliver maximum life extension.

Roof is 10–18 years old
Asphalt shingles — structurally sound
Shingles feel brittle or show minor cracking
Early–moderate granule loss in gutters
No active leaks or moisture intrusion
Decking and framing are solid

Needs Inspection First

We Need to Inspect Before Confirming

These situations may qualify after our licensed contractor addresses underlying issues first.

Roof is 18–22 years old
Minor flashing or pipe boot issues present
Moderate but not severe granule loss
Past minor leak — repaired but uncertain
Ventilation concerns but no active moisture
As a licensed contractor, we fix first then treat

Not a Candidate

Roof Maxx® Won't Help — We'll Tell You

We would rather recommend replacement than apply a treatment that won't solve your problem.

Roof is 25+ years old — end of life
Active roof leaks or water intrusion
Rotted or structurally compromised decking
Shingles cracking through or breaking apart
Severe hail or storm impact damage
Non-asphalt roofing material (tile, metal, etc.)
Not sure where you fall? That's exactly what our free inspection is for. Kevin Butler's team will give you an honest assessment — and if Roof Maxx® isn't right for your roof, we'll tell you and point you toward roof repair or full replacement. The Chemistry

How Roof Maxx® Actually Works

Understanding why shingles fail — and how Roof Maxx® reverses it — is what separates an honest dealer from one who just sprays and hopes for the best.

The Problem

The Enemy:
Thermal Desiccation

Asphalt shingles fail primarily because they dry out. This is called thermal desiccation — the gradual evaporation of essential petrochemical oils caused by years of heat and UV exposure.

As those oils are lost, shingles become brittle. They lose the ability to expand and contract with the weather, leading to cracking, granule shedding, and ultimately failure — often years before the structural system underneath has reached end of life.

Northern Virginia and Maryland summers accelerate oil evaporation — DC Metro humidity + UV load is one of the harshest environments for asphalt shingles on the East Coast.

The Solution

Bio-Oil Saturation

1

Reintroduces Millions of Micro-Beads

Plant-based soy bio-oils penetrate deep into the asphalt core — the same layer where the original petrochemical oils lived.

2

Restores Flexibility

The bio-oils replace what was lost, allowing the shingle to become elastic again — able to expand and contract without cracking.

3

Locks in Granules

Slows further oxidation and stops the shedding of the protective granule layer that shields the asphalt from UV.

Before Treatment

Brittle · Cracking · Shedding granules

After Treatment

Flexible · Sealed · Granules retained

Kevin Butler — Managing Partner and HAAG Certified Inspector, DreamHome Remodeling

"Flexible shingles bend under thermal movement instead of cracking — which is why rejuvenation works only when flexibility loss is the primary failure mode. If the decking is compromised, the ventilation is wrong, or there's active moisture, no surface treatment will help. That's why we inspect the full system before we ever recommend Roof Maxx. We're roofing contractors first."

What set DreamHome apart was that they actually got on the roof and looked at everything before recommending anything. They found a ventilation issue the other guys missed completely. Fixed it, then applied the Roof Maxx. Professional from start to finish.

Kevin's team was incredibly thorough. They told me upfront my roof wasn't a candidate for Roof Maxx on the east slope — needed a partial replacement first. I appreciated the honesty. They did the repair AND the treatment, and I saved thousands compared to replacing everything.

MR

Michael R.

Hanover, MD

Did my research before calling DreamHome. Most Roof Maxx dealers around here are spray-only — no license, no repairs. DreamHome is different. They hold a Maryland MHIC license and are a real licensed roofing contractor who also happens to offer the treatment. That combination is hard to find and it's exactly what you want. Highly recommend Kevin and the team.

Common Questions

Roof Maxx® Questions,
Answered Honestly

No sales spin. Just straight answers from a licensed contractor who's seen every roof scenario in Northern Virginia and Maryland.

About the Treatment

How long does Roof Maxx® last?+
Each Roof Maxx® application is designed to extend shingle life by up to 5 years. The treatment can be reapplied up to three times, for a potential total of 15 additional years — provided the roof continues to qualify under inspection at each interval.
Does Roof Maxx® stop roof leaks?+
No. Roof Maxx® restores shingle flexibility and slows aging — it does not seal or repair active leaks. Any leaks must be identified and repaired first. As a licensed contractor in both Virginia and Maryland, DreamHome will locate and fix leaks before any treatment is applied.
Will it change the look of my roof?+
No permanent change. You may notice a slight darkening — similar to how shingles look when wet — for a few weeks while the treatment absorbs. Color returns to its original tone as the product cures.
Is Roof Maxx® safe for my landscaping and pets?+
Yes. Roof Maxx® is water-based, plant-derived, and food-grade safe. It is non-toxic to pets, children, lawns, and garden plants. No special precautions are needed for runoff.
Can Roof Maxx® be applied to any type of roof?+
Roof Maxx® is formulated specifically for asphalt shingles — the most common roof type in Northern Virginia and Maryland. It is not designed for metal roofs, tile, slate, or flat membrane systems. Our inspection confirms your roof type and shingle condition before any recommendation is made.
Does Roof Maxx® come with a warranty?+
Yes. Roof Maxx® provides a 5-year transferable warranty on each application. As an Owens Corning Platinum Preferred Contractor, DreamHome's workmanship is also backed by manufacturer-level warranty support — something spray-only dealers typically cannot offer.

Qualification & Our Process

How do I know if my roof qualifies?+
DreamHome conducts a free 3-step inspection before recommending any treatment. We assess structural integrity, moisture and ventilation conditions, and shingle viability. If your roof passes all three, it qualifies. If it doesn't, we tell you honestly and recommend the right path — repairs first or a full replacement. See our full repair vs Roof Maxx vs replacement guide.
What happens if my roof doesn't qualify?+
That's exactly why we inspect first. If your shingles are too far deteriorated to respond to treatment, we tell you before anything goes down — not after. You'll never pay for a treatment DreamHome doesn't believe will add real value. We may recommend targeted repairs or a full replacement if that's the honest answer.
How much does Roof Maxx® cost vs. full replacement?+
In Northern Virginia and Maryland, a full asphalt shingle replacement typically runs $15,000–$25,000 or more. Roof Maxx® treatment can save homeowners 60–75% of that cost when the roof qualifies. Exact pricing depends on roof size and any repairs needed. DreamHome provides transparent, itemized quotes — no hidden fees. See our Roof Maxx cost guide.

Why Choose DreamHome

Why use DreamHome instead of a spray-only dealer?+
Spray-only dealers are not licensed contractors. They cannot perform repairs, assess structural issues, or legally tell you when replacement is the better option — because their only product is the spray. DreamHome holds a Virginia Class A license and a Maryland MHIC license and Roof Maxx® certification. We can inspect, repair, treat, or replace — whichever is actually right for your roof.
Is DreamHome licensed to work in Maryland and DC?+
Yes. DreamHome holds active contractor licenses in all three jurisdictions: Virginia Class A (#2705060193), Maryland MHIC (#122114), and DC (#410524000569). Our Hanover MD office serves Anne Arundel, Howard, Prince George's, and Baltimore County. We are fully licensed and locally present in both states.
Does DreamHome use subcontractors?+
No. Every DreamHome job — repair, replacement, or Roof Maxx® treatment — is performed by our own trained in-house crews. We never subcontract work. This means consistent quality, clear accountability, and a single point of contact from inspection to completion.
