The most common question homeowners ask is whether to repair or replace. The answer is rarely about age alone — it's about math. DreamHome uses the 35% Rule on every inspection where repair is being considered.

If documented repair costs exceed 35% of the total replacement cost, replacement delivers better lifetime value.
A $5,000 repair on a $12,000 roof is 42% of replacement cost — replacement is the smarter investment. A $1,800 repair on the same $12,000 roof is 15% — repair is clearly the right call. We commit this assessment in writing after every forensic inspection. If replacement is the right answer for your roof, we say so — even when repair would be more convenient for our schedule.
The 35% threshold exists because roofs that need $4,000–$6,000 in repairs are typically showing signs of widespread system degradation — which means another repair call is likely within 2–3 years. At that point, the cumulative repair cost approaches or exceeds replacement cost, without the reset of a full new system and manufacturer warranty.

DreamHome inspects the full system before recommending it, and we decline to apply it when the roof doesn't meet eligibility criteria.

Can Roof Maxx fix a leaking roof?
No. Roof Maxx is a rejuvenation treatment — it restores flexibility to shingles that have dried out from UV exposure and oil depletion. It does not repair structural failures, flashing problems, or active leaks. If your roof is leaking, the leak source must be identified and repaired first. If the system is otherwise sound after repair, Roof Maxx may then be appropriate. We never apply Roof Maxx over an unresolved leak.
How long does Roof Maxx last?
Each Roof Maxx application extends the life of a qualifying roof by up to 5 years. The treatment can be applied up to three times, for a maximum of 15 years of additional life. The 5-year transferable warranty covers the treatment itself. In Northern Virginia's climate — with its humidity and freeze-thaw cycles — the treatment timeline may vary slightly depending on attic ventilation and sun exposure.
