Three Different Solutions. One Honest Inspection.

Most contractors push one solution regardless of what your roof needs — because that's the only thing they sell. DreamHome offers all three, which means our recommendation is driven by your roof's actual condition, documented in writing, before we ask you to spend a dollar.

Roof Repair

$1,500 – $6,500

Typical Northern VA range

Targeted repair of specific failures — flashing, pipe boots, storm damage, localized shingle replacement. Addresses the root cause, not the surface symptom.

Right when:

Damage is isolated to one or two areas
Roof has 5+ years of remaining service life
Repair cost is below 35% of replacement cost
Decking and structure are sound

Full Replacement

$11,000 – $19,375

Most Northern VA homes

Complete tear-off and reinstallation of the full roofing system — shingles, underlayment, ice and water shield, flashing, ventilation, and drip edge.

Right when:

Widespread failure across multiple zones
Repair cost exceeds 35% of replacement cost
Shingles past the point of rejuvenation
Decking or structural damage confirmed

The Inspection-First Decision Framework

Every recommendation DreamHome makes starts with a documented, forensic-level inspection. We assess five system components before recommending anything — and we put our findings in writing before you sign a contract.

The 35% Rule — When Repair Stops Making Sense

The most common question homeowners ask is whether to repair or replace. The answer is rarely about age alone — it's about math. DreamHome uses the 35% Rule on every inspection where repair is being considered.

The 35% Rule

If documented repair costs exceed 35% of the total replacement cost, replacement delivers better lifetime value.

A $5,000 repair on a $12,000 roof is 42% of replacement cost — replacement is the smarter investment. A $1,800 repair on the same $12,000 roof is 15% — repair is clearly the right call. We commit this assessment in writing after every forensic inspection. If replacement is the right answer for your roof, we say so — even when repair would be more convenient for our schedule.

The 35% threshold exists because roofs that need $4,000–$6,000 in repairs are typically showing signs of widespread system degradation — which means another repair call is likely within 2–3 years. At that point, the cumulative repair cost approaches or exceeds replacement cost, without the reset of a full new system and manufacturer warranty.

$7,800 vs $31,000 — Why Raj Chose Roof Maxx Over a Full Replacement

Raj saved $23,200
12-year-old Springfield VA roof showing granule loss and shingle brittleness before Roof Maxx treatment Before
Springfield VA roof after Roof Maxx rejuvenation by DreamHome Remodeling — restored and extended life After

The Situation

Raj had received a replacement quote for his Springfield home — $31,000 — from a contractor who told him the roof was at the end of its life. Before signing, he called DreamHome for a second opinion. Kevin Butler performed a full forensic inspection, documenting shingle condition, flashing integrity, decking moisture, and ventilation across the entire system.

What the Inspection Found

Shingles Brittle but structurally intact — no cracking, granules retained
Decking Dry throughout — no soft spots or moisture staining
Flashing Minor valley correction needed — addressed before treatment
Ventilation Ridge and soffit balanced — no thermal desiccation
Verdict Strong Roof Maxx candidate — estimated 10 additional years

The Decision

At 12 years old with intact structure and dry decking, Raj's roof was a textbook Roof Maxx candidate. Replacing a structurally sound roof with recoverable life would have been a $23,200 mistake. DreamHome corrected the flashing first, then applied the treatment. Total project time: one day.

Full replacement (other contractor) $31,000
Flashing repair + Roof Maxx treatment $7,800
Raj's total savings $23,200

"I was ready to spend $31,000 because I thought I had no choice. DreamHome came out, showed me exactly what they found with photos, and explained why the roof didn't need to come off yet. They fixed the flashing, applied the Roof Maxx, and it was done in a day. I wish I'd called them first."

Managing Partner · HAAG Certified Inspector · DreamHome Remodeling

"This is one of the most common situations I see in Springfield. A contractor who only sells replacement will always recommend replacement — regardless of what the roof actually needs. At 12 years old, Raj's roof had lost oil from UV exposure, which is exactly what Roof Maxx treats. The decking was dry, the structure was sound, and the flashing issue was minor. Replacing that roof would have been completely unnecessary. The reason DreamHome can give an honest answer is simple: we offer all three options, so the only thing driving the recommendation is what the roof actually needs."

What Qualifies — and What Disqualifies — a Roof for Roof Maxx

Roof Maxx is the most misunderstood option in this market. Some dealers apply it to roofs that don't qualify — which wastes homeowner money and creates false expectations. DreamHome inspects the full system before recommending it, and we decline to apply it when the roof doesn't meet eligibility criteria.

Roof Maxx — Qualifying Criteria
Shingles 10–20 years old with intact structure
Brittle from oil depletion — but not cracked or splitting
Moderate granule loss — asphalt surface still visible and intact
No active leaks or moisture in decking
Flashing and penetrations in sound condition
Ventilation balanced — no thermal desiccation from attic heat
Decking dry and structurally intact on full inspection
Roof Maxx — Disqualifying Criteria
Shingles cracking, curling, or actively splitting
Bare black asphalt patches — granule loss too advanced
Active leak present — structural failure underneath
Soft spots or moisture confirmed in decking
Flashing failures at chimney, skylights, or valleys
Ventilation severely imbalanced — shingles cooking from below
Roof past end of service life — 25+ years on original shingles

Northern Virginia's humidity and freeze-thaw cycles create specific disqualifying conditions that don't exist in drier markets. Moss and moisture retention from heavy tree canopy — common in Burke, Lorton, Newington, and Centreville — can disqualify a roof that would otherwise be a Roof Maxx candidate. Our inspection accounts for these regional variables.

Why DreamHome Can Give You an Honest Answer When Other Contractors Can't

Every other contractor in this market has a financial incentive to recommend one specific solution. DreamHome is one of the only contractors in Northern Virginia that offers all three — which means the only thing that determines our recommendation is your roof's condition.

Frequently Asked Questions

How do I know if my roof needs repair or full replacement?

The most reliable framework is the 35% rule: if documented repair costs exceed 35% of the total replacement cost, replacement delivers better lifetime value. Below that threshold, targeted repair is almost always the smarter financial decision. A free forensic inspection is the only reliable way to know — visual assessments from the ground or a quick ladder look miss the failure points that matter most.

Can Roof Maxx fix a leaking roof?

No. Roof Maxx is a rejuvenation treatment — it restores flexibility to shingles that have dried out from UV exposure and oil depletion. It does not repair structural failures, flashing problems, or active leaks. If your roof is leaking, the leak source must be identified and repaired first. If the system is otherwise sound after repair, Roof Maxx may then be appropriate. We never apply Roof Maxx over an unresolved leak.

How long does Roof Maxx last?

Each Roof Maxx application extends the life of a qualifying roof by up to 5 years. The treatment can be applied up to three times, for a maximum of 15 years of additional life. The 5-year transferable warranty covers the treatment itself. In Northern Virginia's climate — with its humidity and freeze-thaw cycles — the treatment timeline may vary slightly depending on attic ventilation and sun exposure.

My roof is 15 years old. Should I repair, Roof Maxx, or replace?

Age alone doesn't determine the answer — condition does. A 15-year-old roof in Northern Virginia could be a strong Roof Maxx candidate, need targeted repairs, or require full replacement depending on granule retention, flashing condition, decking moisture, and ventilation performance. Many Centreville and Lorton homes built in the 1990s are hitting exactly this window right now. A free inspection gives you a written answer based on your specific roof's condition — not a general estimate based on age.

How much does a roof repair cost in Northern Virginia?

Most Northern Virginia roof repairs range from $1,500 to $6,500 depending on scope — flashing failures, pipe boot replacement, localized shingle damage, or storm-related repairs. Emergency stabilization starts at $500 and is credited in full toward the permanent repair. The exact number is determined by what the inspection finds, not by a phone estimate.

Does DreamHome offer financing for roof replacement?

Yes. DreamHome offers financing through Service Finance Company / Truist starting at $99/month for qualified homeowners. Financing is available for replacement, repair, and Roof Maxx treatments. Ask about current rates and terms during your free inspection.
